Please be aware that lots within our neighborhood are generally governed by deed restrictions that often are more restrictive than the city's zoning standards. It is the responsibility of the property owner or developer to research existing deeds prior to new construction or remodeling. A violation of these restrictions may result in unnecessary costs or delays due to legal action. Generally, deed restrictions within the neighborhood cover:• Front, rear and side setbacks of primary structure as well as detached garage.
• Building height (including garages).
• Open space coverage.
• Fencing (varies by Deed yet usually no higher than 2 Ft in the front setback).
• Size of construction or development signs placed in yard.

City Council will hold a Public meeting on March 19th to hear comments from the public on Grubb Properties plans to revise their site plan for Tract 3 at The Morrison (the mixed use project located at Colony and Sharon). Tract 3 is a 7- acre parcel located behind EarthFare abutting Sharon Rd and Morrocroft Lane. The proposed revision would allow the developer to convert previously approved 195 residential units to a continuing care retirement center and expand a previously approved fitness center from 10,000 to 30,000 square feet. The proposed site plan amendment also would allow for 20,0000 additional ground floor commercial uses (single user being no larger than 8,500 sq. feet) along Sharon Road and in the interior of the property.
